This investment is in a strong growth business in the Bristol region of a Child Day Care Nursery called Nursery Village.<\/p>\n\n\n\n

They are now at a stage of expansion growth, with a healthy stable income and have Nurseries in prime need locations in towns of Bristol. They have the opportunity to buy both shop front premises and rear garden flat units next door to their Nursery in Bedminster. This will greatly enhance the capacity and income stream for the business once the units are bought and incorporated into the existing nursery.  Increasing their turnover by \u00a3300k pa. They already have a \u00a31.4 million booked income for 2023, with a constant steam of new inquiries arriving monthly. We have been to the nursery and met with Alex Llewellyn (Founder Director) and can report that it is an excellent setup and location on Bedminster commercial High Street of North Street.<\/p>\n\n\n\n

The investment is a loan note into Nursery Village Day Care <\/strong>to use to expand their Bedminster Bristol premises. The investment will allow them to purchase the rear garden flat next door which will link to the front shop premises which they have already purchased.<\/p>\n\n\n\n

The investment required is \u00a3286,000 for 15% pa return. Maximum 12 months term. A first charge can be given against the rear garden flat until the investment and interest returned. Once purchased, NV will refurbish and link the two properties to the existing premises, fill child placements, refinance and pay the investor back.
